• Draft — not ready for public marketing
• Available — open for interest
• Under inspection — active viewing / inspection cycle
• Reserved — held pending next step
• Rented (occupied) — currently rented; not the same as a full tenancy record elsewhere
• Unavailable — temporarily or intentionally off market
• Archived — retained but out of active inventory views

Listing status describes marketing/operations state for an item. Availability summarizes portfolio capacity (including multi-unit partial occupancy). Update both when reality changes.
